New home starts fell 11% in the month of March and surveys show that 24% of buyers are cancelling plans to buy a home or a new car. Homes are sitting on the market longer than they have in the last 6 years. The good news is that locally the market is still showing signs of resiliency. In New London County homes are continuing to sell quickly and the monthly median sale price has not declined for more than two years. We are still seeing multiple offers on well- priced homes in good condition. As a buyer this means that you need to be prepared to make competitive offers and move quickly when you see a home that meets your needs. I regularly counsel my buyer clients that price is not the only factor a seller considers when deciding which offer to accept. Is the offer using financing or is the buyer paying cash?
