ATTENTION MADISON RESIDENTS-WE HAVE A PROBLEM YOUR HELP IS NEEDED!! The $100 million tax exempt non-profit New Haven based Tremaine Foundation is pushing for a special exception in a rural FAMILY RU1 zoning at 6 Opening Hill Rd for commercial, non-residential purposes under the guise of art and philanthropy. The original Tremaine property and art was liquidated more than a quarter of a century ago. DISASTROUS EFFECTS OF THIS PROPOSAL: Increase noise not only from cars and shuttle buses but from attendees during events of up to 150 people until 10 pm on the banks of the Neck River. Not open to the public BY INVITATION ONLY! Traffic safety concerns, narrow country road, narrow bridge, prone to flooding, blind curve, no street light- ing and wildlife crossing. Most recent car accident June 13th see photo. Neighborhood safety and security concerns due to the influx of people in the area and currently no vetting process in place for visiting overnight guests. Very strong concerns regarding future property values due to the various profit generating activities of major size & consequence Potential disruption of wildlife habitats and wetlands. Tire in river from June 13th accident still there as of 7/2, photo attached. A non-profit foundation pays no property taxes; while the Foundation is entitled to all the Town services as a property owner. Any income generated from onsite activities remains with the Foundation. There is no economic benefit or tax benefit to the local community. Published articles and books have outlined Philip Johnson's Nazi affiliations and his relationship to Emily Hall Tremaine.
