I COULD HAVE SOLD MY CLIENT'S HOME IN 24 HOURS. BUT I DIDN'T. Here is why . "My client wanted to sell his house. I had prepared a thorough Comparative Market Analysis (CMA) and we discussed it and the market in detail. We set the asking price just $15,000 over the CMA indicated value. We discussed what needed to be done to prepare the house and within a few weeks the house was ready to go onto the market. We agreed that I would show the house all day Saturday and Sunday (allowing me to advocate for the house and to manage Covid-19 showing protocols.) Knowing that there was a small inventory in this price range we expected lots of activity. One of the first Buyers to see the house submitted an offer the first day for $25,000 over the asking price with very favorable inspection and mortgage contingencies. My client was thrilled. While he could have accepted that offer, we decided that it was to his advantage to allow more buyers to see the house, as that could result in multiple offers. The well-priced, well presented, home had back-to-back showings through the weekend and by Monday at noon there were seven offers, all over the asking price. The owner decided to accept an offer that was $75,000 over the asking price with no mortgage contingency and no inspection contingency. So, while my client would have been very happy with the first offer that was received in the first 24 hours, by waiting another 36 hours, the accepted offer was infinitely better.
